Do Developers Create or Follow Value? Moderated by Richard Green, GW's Oliver T. Carr, Jr. Chair in Real Estate Finance

One of the controversies in real estate is whether developers follow markets or create them. This session seeks to explore whether a developer with vision can create economic value that would have otherwise not existed. Examples of developers who have been deemed to create value include James Rouse, who developed Columbia, Md. and Baltimore's Inner Harbor, and John Portman, who created the Atrium Hotel. The fact that Rouse and Portman are so well known, however, suggests that they are uncommon. The panel will discuss examples of where developers continue to create value and also experiments in value creation that didn’t work.
The panel will also discuss the hottest topic in real estate right now: the state of financial markets and their influence on real estate. The panel will explore how commercial mortgage finance has developed over the past 15 years, whether and how the subprime crisis has influenced commercial real estate lending, and the impact of a falling US dollar on the desirability of American real estate assets.
